Homeowners
Primary residences and second homes. Seasonal maintenance handled on a calendar, repairs diagnosed before they're quoted, renovations scoped in writing. For people who'd rather not be their own general contractor.
Investors & rentals
Single-family rentals, small multifamily, and short-term rentals. Full property management under a written agreement — leasing and marketing, tenant screening, rent collection with monthly owner draws, vendor supervision, emergency repairs, and turnovers between tenants. Owner approval required above an agreed repair threshold, so you stay in control without being on call.
HOA & commercial
Common areas, scheduled maintenance programs, and recurring service contracts. One accountable contact for the board or the facilities lead, with the same written scope and record-keeping as every other property we care for.
